📜 Majestic Hudson Spiritual Boutique – Shelf Leasing Agreement Parameters

Once accepted as a vendor, a formal lease agreement will be issued. This must be completed and submitted in original, signed form to Majestic Hudson Spiritual Boutique (MHSB) for our records.

💸 Rental Fees

Minimum lease commitment: 3 months, paid in full upon signing.
Base rental: Approx. 15" ft x 15" cube space for $50/month.
Additional space: may be available if we feel your product is suitable, rental pricing scales accordingly.
6-month+ prepayment: Receive 10% off total rental fee. $270 ( $30 savings)
Availability is first-come, first-served, based on availability and inquiry date.

⏰ Rental Payments & Late Fees

Rent is due on the first day of your renewal period—no exceptions.
$50 late fee applies to payments received after 7 days of your renewal date.
Sales payouts will be withheld until rent and late fees are paid in full.
After 14 days without payment, your items will be removed from shelves and website until your account is brought up to date.

🛒 Online Store Feature

All approved products will be listed on the MHSB Shop website (upon launch).
Items will be available for customer pickup or shipping.

💰 Commission Fees

MHSB retains a 15% commission on all sales to cover processing and packaging costs.
Commission is automatically deducted from the sales balance due to the vendor.

🖼️ Displays & Merchandising

Vendors must provide their own displays, which must be approved by MHSB.
No overcrowding of space is permitted. We like an upscale boho vibe.
Final display location and merchandising decisions are at the discretion of MHSB.
MHSB reserves the right to remove any item that is:
- Inappropriate
- Low in quality
- Inconsistent with our shop aesthetic

🏷️ Pricing Guidelines

Price your items with commission and rental fees in mind.
MHSB may offer store-wide sales (not exceeding 20% discount). This discount will be deducted from the vendor’s inventory value—not MHSB’s.
If you prefer not to participate in store-wide promotions, please indicate this in your lease agreement.
